
Earning the title of 2021 Entrepreneur of the Year is Kaufman Development CEO Brett Kaufman.
Throughout the years, Kaufman and the development company have been responsible for projects like 600 Goodale, 250 High andLVQ Apartments, but now Kaufman Development is pushing the idea of what a community can be with its crown jewel development in Franklinton, Gravity.
Voted the Best Apartment Community of 2021 in a poll of Columbus Underground readers, Gravity’s first phase opened in 2019, offering apartments, office spaces, community event spaces, parking structures and retail operations including Roosevelt Coffeehouse and Taft’s Brewpourium.
It’s just the beginning for Gravity’s footprint in Franklinton, with phase two under construction, and phase three recently announced.
Directly across the street from phase one, phase two includes a 12-story mixed-use building and a six-story office building (which will house a primary and urgent care facility operated by OhioHealth); a five-story apartment building featuring “co-living” units; an 889-space parking garage; a five-story townhome and apartment building; a courtyard space dubbed the “Immersive Community Experience Zone;” as well as the renovation of an existing one-story building on the property for retail or restaurant use.
With construction slated to begin in early 2023 just to the west of phase two, phase three will be known as Greenhouse and be largely occupied by a new, seven-story building wrapping around an existing structure on the parcel. Greenhouse will include 322 apartments, first-floor commercial space, and wellness-focused amenities like a spa, infrared saunas, and meditation pods.
Describing the development in a press release, Kaufman said, “Greenhouse is for those who seek respite from a busy urban world. This is urban living from an entirely different perspective—centered on and inspired by the natural world and the wellness that comes from it. Abundant plants and trees, meditative water features and curated experiences will help provide residents with a life that’s healthy, happy and extraordinarily well lived.”
